In order to provide more and better homes in the area, Lambeth are planning to redevelop part of Westbury Estate. Because we want to produce a design which you, the residents, are happy with, we will be doing all we can to ensure that you are: Informed about what is happening, Involved in the process, so that you can; Influence what happens next.
October's Public Drop in Event
The event introduced the newly appointed Architects for Phase 1 and shared the refinements that Metropolitan Works have proposed to the Masterplan, since it was approved by Cabinet in November 2015. You can view the boards that were

EPR Architects have been appointed to design the Phase 1 buildings and will be working closely with Metropolitan Workshop and the rest of the Development Management Team to make sure that their work fits in with the rest of the Masterplan and meets the needs of residents. Below are some examples of their recent work.
EPR will be at the REP Design Session on 30th November to discuss Phase 1 progress to date. We also shared some work to respond to some of the questions we have collected about whether the new homes will be smaller than existing homes. We presented scale drawings which showed that like-for-like, homes will be larger and we also marked out on the floor the extra space that people will get in their living spaces and kitchens.
Key feedback we received from neighbours:
- Have a robust plan for dealing with refuse storage so that the estate looks tidy. This aligns with a priority in the Residents’ Brief.
- Aim to retain as many trees as possible as the trees & green spaces are valued.
- To position the buildings to minimise the impact on views and light into existing homes.
All residents will have received updated copies of the Key Guarantees from Lambeth. If you have not commented already the consultation period runs until the 21st November. Newman Francis and ourselves have been collecting questions and comments. We are preparing responses and will circulate these to all residents in writing before the 21st November.
Housing Needs Survey
Following the Key Guarantees consultation we will be writing to all residents to arrange appointments to carry out a Housing Needs Survey so that we can understand individual households needs and preferences.

Update from Newman Francis, your Independent Advice (IA) Service The Key Guarantees are Lambeth Council’s promises and undertakings to you about the future development of the Westbury estate. They will impact on everyone’s lives.
They represent Lambeth Council’s commitment to keep the community together and help build cohesion and inclusion.
We want residents to let us know whether the promises contained within the Key Guarantees are fair and strong enough to allow everyone to afford to remain part of the community and stay on the “new” Westbury estate.
Your views count and there is still time to make improvements to the Key Guarantees. During November, the work of your Independent Advice Service will be focused on the Key Guarantees.
We will be running separate workshops for Social Tenants and Leaseholders to explain the Guarantees and find out whether you have any concerns and issues. We will also be knocking on every door in the low-rise buildings so that we can speak to as many of you as possible.
The IA service will feed back to Lambeth Council all the information we gather about the Key Guarantees with view to influencing the final consultation and making further improvements.
It’s vitally important to have your say about the Key Guarantees. Get involved, attend one of the workshops if you can, speak to us on your doorstep, or get in touch with us by phone or email so that you can get your questions answered.
