Tenancies and Leases- Following on from last year’s consultation on Lifetime Assured Tenancy and Lease agreements with Homes for Lambeth, the results of this consultation along with changes to the tenancy and leases were discussed by the council’s Cabinet on 22 January 2018. At this meeting, the terms of the agreements were agreed.
As a result of the consultation process, a number of changes were made to these agreements. These included a contractual right to buy for existing secure tenants, and changes on a diverse range of issues including sub-letting, flooring, pets, and carrying out alterations for homeowners.
Details can be downloaded from the website or hard copies of the new agreements are available from the hub at 2 Broadstone House.
Homes for Lambeth Business Plan:
The council’s Cabinet approved the HfL Business Plan on 22 January 2018. Please see the link to the website below for more information. Hard copies are also available from the hub.
HfL Ownership and Steward Panel:
The Ownership and Stewardship Panel is being set up to scrutinise and monitor all of the companies which make up Homes for Lambeth. The Panel will make recommendations to the Cabinet about decisions it needs to take on all of HfL’s activities. The Panel members will be four Cabinet Members and a Tenant Member. We are now inviting applications for the Tenant Member of the Panel and for two Alternate Tenant Members who will deputise for the Tenant Member if he or she is unable to attend a Panel meeting or event.
The appointments will be for an initial two year period and will be drawn from tenants living on the leading Regeneration Estates: Knights Walk, South Lambeth Estate & Westbury Estate. It is intended that after this initial period, the roles will be open to tenants of other estates on which Homes for Lambeth is working.
The post is unpaid but reasonable expenses will be met. Training and support will be available from appointment and throughout the term of office. The deadline for applications is the 1st March 2018.

Now that the period for statutory comments has closed, the planning officers will look at the comments and documents and write a report for the planning committee with their recommendations. This will either be to accept or reject the application.
A date for the planning committee is yet to be arranged but once this is decided we will let you know.
If planning is approved, Lambeth will be able to get a contractor on board to start the works. This can take a little while. We will be talking with your REP about the process and how residents can help choose the right contractor for the estate. If you want to join the REP please get in touch, we always welcome new members.
There will be further design work for the later phases of the estate and we will continue to keep you involved.

Now that planning had finally been submitted and Homes for Lambeth established, what are the next steps for you as residents?
Well, there are a couple of things that South Lambeth residents need to consider for the future.
Firstly, Homes for Lambeth (HFL) are seeking a resident member for their Ownership and Stewardship Panel (OSP).
The OSP will oversee and scrutinise all the work undertaken by HFL and will make recommendations to Cabinet on HFL activity. OSP membership will include 4 cabinet members. However, Tenant Members will be supported by Alternate Tenant Members who will deputise for the Tenant Member if he or she is unable to attend a Panel meeting or event.
The Tenant Member will be required to;
- Attend a minimum of 4 meetings
- Work collaborative with other OSP members
- Undertake necessary training for the OSP
- Abide by the Code of Conduct
- Maintain confidentiality
To apply you need to be a current Secure or Joint Secure tenant living on South Lambeth, Westbury or Knight’s Walk. You should also have a clear rent account and not be in litigation with Lambeth.

Clive Francis joined the estate regeneration team for a weeks work experience in November and here’s what he learnt.
“My past week with working in industrial cadets
During this week I have learned a lot about social housing, including learning how to be a tenant, future Lambeth developments and attending drop in sessions as well as data entry for the local South Lambeth estate hub.
My Past experiences working with Cleo Daley-Ranger, from my own anecdote I have enjoyed working with her for the past week because she’s a considerate person to work with; also she has been a good advocate during my week’s experience.
About housing management & my experiences: Well my experience of this work experience widens my horizon on the pros & cons of social housing.
During my experience I went to different estates such as: South Lambeth Estate, Cressingham Estate & finally Fenwick estate all to their housing office hubs, to see and experience what they do as Housing Project officers
What I’ve learned from Cleo & the Regeneration team work is that it takes a wide range of workers that have a good listening ear for all residents’ problems to provide regeneration.”

COMMUNITY FOOTBALL TEAM- CAN YOU HELP?
Look Twice will be assisting with the launch of a community football team. Football training for girls and boys under the age of 16 is scheduled to begin in mid-February.
An educational programme will be also launched, to which all members of the football team will be required to sign-up. The committee of the education and training team includes residents living in and around South Lambeth Estate and is supported by Lambeth.
We have a unique opportunity to engage young residents in the regeneration process that may consequently promote wider community engagement and participation and prevent exclusion and anti-social behaviour.

Tibbalds Planning & Urban Design is a multi-disciplinary practice of architects, town planners and urban designers based near London Bridge in South London.
We are looking for a Lambeth resident to join our team as a paid intern for three months. Ideally we want this to be someone who might not normally have access to the employment market through family or other connections, or someone who is finding it hard to get relevant experience for their CV without contacts. We are not guaranteeing a job at the end of the internship but we are happy to provide support and mentoring through the internship period to help with finding more permanent opportunities.
You could be an aspiring architect, planner, or urban designer. Or you could be interested in continuing your career in some of the other roles we have within the company, including accounts, graphic design, or office/practice management.
We are looking for someone who:
- Is passionate and enthusiastic about design and places
- has the ability to think on your feet.
- Is accurate and thorough in undertaking your work;
- has a good level of communication with members of the team and any other people you may come into contact with through the role;
- is able to use and understand the range of software available in the office, including word, excel, and powerpoint.
- Enjoys working as part of a team and independently.
- Has the ability to use Vectorworks, Adobe Photoshop/InDesign and Sketchup are also an advantage but training will be given if necessary.
- Can be based in our office near London Bridge for the full internship
- Can be available to work 7 hours a day Monday to Friday although we would be happy to discuss other arrangements to fit around childcare or other commitments e.g. education or caring responsibilities. 5 days of paid leave will be included in the 3 months.
- Is ideally available to start the internship before the 1st April 2018.
