The Development Management Team have produced newsletter #4 for South Lambeth and it is available to read here.
We just wanted to give you a quick update on the Housing Needs Surveys – thank you to all the residents who have got in touch and arranged a home visit with us. It’s been really interesting hearing all your stories and the results of the survey will help us to better understand your concerns and find out the issues that matter to you. If you haven’t yet completed a survey please get in touch and we will try our best to come and see you at a time that suits you.
We have been working with REP members closely to arrange residents activities and visits. Following discussions with them, we are now looking to set up a community space on the estate, that will be dedicated to the regeneration project but can also be used for community activities. We hope to have a portakabin set by the end of summer and hope to launch in September so keep an eye out for that.
We have tried to keep engagement events to a minimum, as we know that summer holidays can be a busy time. But if you have any questions or comments please do not hesitate to get in touch with us.

More residents are beginning to gain a better understanding of what the regeneration will mean for them individually as well as the community as a whole. I have had the opportunity to answer your questions via the dedicated Freephone number, your requests for one-to-one appointments as well as people attending surgeries and events throughout the month.
Your enquiries have been varied and individual circumstances have required discussions which have not all been covered by the information released so far. This is because without knowing everyone’s individual situations it is not possible to cover absolutely everything that is necessary through written materials.
Therefore, I would like to continue to encourage you to get in touch with me or your resident representative so that we can work with Lambeth and the development team to help find the best solutions for all South Lambeth residents.
We will also be planning events which we hope will help give you even greater opportunities to engage with and influence what is happening on your estate. We are open to any ideas or suggestions which would encourage your participation, so please do get in touch to give us your views.

TRIP TO NEW UNION WHARF
On the 13th July a group of residents hopped on a bus to visit New Union Wharf in Tower Hamlets.
New Union Wharf is a project by East Thames, a housing association, which will replace the 189 homes built in the 1970/80s with 399 modern, energy efficient homes.
We met with the Tenants’ and Residents’ Association who shared their experiences from the very start of the regeneration process, to what it is like living on the estate while building works are taking place.
We also got the opportunity to go into one of the new homes and residents agreed that this had been built to a very high standard. We have received some very useful feedback from those who attended. Residents felt that it helped them make a decisions on open plan living, balconies and storage.
Thank you very much to those who came along and gave up their afternoon. If you missed out we will be doing another trip later in the year.
On the 18th July, we held workshops for residents at Bolney Meadows Community Centre to come and learn about masterplanning.
Pollard Thomas Edwards Architects (PTE) worked with residents to explain and discuss how masterplans develop, looking at the language used in the industry and what it means in plain English.
The feedback received from those who attended the workshop was positive. They learnt about the number of things that make up the planning process, including understanding what the estates capacity and density were and what architects need to consider when designing a masterplan. For those residents unable to attend you can find the presentation here.
Some of the Key definitions from the workshop are below.
Density: The number of homes in a hectare. A hectare is a measure of land which equals 100 metres by 100 metres.
Habitable Rooms: This includes bedrooms, living rooms and dining rooms, but excludes bathrooms, toilets and kitchens.
Context: The building styles and environment around the estate.
Capacity: What can be built on the estate.
Public Transport Accessibility Level (PTAL): This measures how easy it is to access public transport from a postcode. Ratings are from 0 (being the worst) to 6b (the best).
Secure by Design: Is a police scheme which helps to design secure, safe places to live.
Soft Landscaping: This includes plants, trees and even natural play.
Hard Landscaping: This includes seating, saved areas, ball courts, pedestrian paths and shared surfaces.
Door Step Play: Play space which is immediately outside your home and easy to access for younger children.

We will be looking at the sizes, the proportions and the standards and regulations affecting the design of new homes.
This will allow you to understand more about the designs of new homes and the differences between the new homes and the existing homes.

Further learning workshops will take place over the coming months on a number of topics including landscaping and what improved energy and sustainability standards means for your new homes. If you feel that there is anything that we have missed then please get in touch.

On Saturday 1st October we will be hosting a fun day for residents on the estate.
At the fun day we will be introducing the proposed masterplan for South Lambeth estate, for you to give us your feedback.
There will also be lots of other activities including gardening, food, drinks and much more!
You may have noticed a number of people of the estate doing surveys over the past few weeks.
Carrying out surveys is an important part of any regeneration scheme as they tell us a number of important things about the estate. Here are some of the surveys that have been taking place on the estate:
Air Quality: This looks at the current air quality on the estate and any future potential impacts of the new development.
Tree Surveys: Where the trees are on the estate and the quality of them.
Archaeology: Whether there could be any archaeological or heritage items on the estate or in the ground.
Ecological: A study on the impact of the new development on any wildlife on the estate.
Flood Risk Assessment: This looks at the risk of flooding to the new buildings and will restrict development in areas that are in a flood zone.
Topographical: They are used to identify and map the heights of the ground and existing features on the surface of the site (i.e. trees, buildings, streets, walkways, manholes, utility poles, retaining walls, etc.
Noise: They looks at the levels of noise now and how noise levels are likely to change in the future.
Vibration: Looks at the vibrations from the underground and how they will affect new residents.
Unexploded Ordnance: This survey searches the site for any World War 2 bombs in the ground that may need carefully removing before construction starts.
We will know the results of all of these surveys in the next few weeks and include any interesting information found in these surveys in the next newsletter.

There are a number of outstanding issues for Leaseholders concerning service charges. Please come to our meeting on Thursday 18th August at 7:00 pm in the Caretakers’ Room below Wimborne House to discuss collective action to address our concerns.
If you need help with accessing information or Lambeth resources, please come to our Monday workshops from Monday 15th August 4:00 pm - 6:00 pm in the Caretakers’ Room below Wimborne House. We have laptops with Wi-Fi capabilities and people to help.
The next meeting for all residents will be on Tuesday 30th August at 7:00 pm in the Caretakers’ Room below Wimborne House.
