We realise that this is a more likely issue if a more radical regeneration option is chosen. Concerns over increased density are usually allayed by better quality of home and improved design of an estate. As it stands, a number of the estates identified in the estate regeneration programme are lower density but poorly designed, with under-used communal facilities, anti-social behaviour and a lack of access to the wider areas. Regeneration can go a long way in addressing these issues, and the planning process will regulate the design characteristics of the new development including density.
