We need to build more and better council-rent homes in the Borough. But the Central Government is limiting the amount of money we can borrow to invest in housing. So the Council is setting up a new organisation called Homes for Lambeth.
Assured Lifetime Tenancy
Homes for Lambeth can’t grant a ‘Secure Tenancy’ as these can only be granted by councils directly. However the Council has tried to match the rights Secure Tenants have at the moment as closely as possible with a new ‘Assured Lifetime Tenancy’.
The diagram below shows you which rights you get with both kinds of tenancy; which rights you only have at the moment; and which completely new right you will have. The right to refuse changes to your tenancy agreement without your consent only comes with the new ‘Assured Lifetime Tenancy’.
Possible changes to Secure Tenancies
Proposals are currently before Parliament which would alter Secure Tenancies. These proposals include removing the right to pass secure tenancies on when you die and limiting new secure tenancies to no more than 5 years. At the end of the tenancy the Council would be required to review a secure tenant’s situation. These are only proposals, and the Council will keep tenants informed of developments. The Council currently believes that these proposed changes would only affect new secure tenancies and not the new assured lifetime tenancies.
No one at Lambeth underestimates the potential distress that regenerating an estate could cause for current residents. To reduce this as much as possible, we are committed to keep uncertainty for residents to a minimum by giving all residents the information and support that they need to make the best choices about their and their families’ futures.
